Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis once a completed application and required fees are submitted. To secure a unit quickly, submit your application and payment as soon as possible so our screening and approval workflow can confirm your reservation. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Typically we require first month’s rent and a security deposit prior to move-in; some listings also require last month’s rent. All required move-in charges are disclosed up front in the listing and lease so you have a clear, itemized statement before signing. -
How old do you have to be to apply?
Applicants must be of legal age to enter a lease, generally 18 years or older. Emancipated minors must provide supporting documentation consistent with local law. -
Is the deposit refundable?
Security deposits are generally refundable minus lawful deductions for unpaid rent, damages beyond normal wear and tear, or required cleaning. We provide an itemized move-out accounting and return deposits according to the timeline required by your lease and state law. -
Who needs a cosigner?
A cosigner is required when an applicant does not meet our screening criteria for income, credit history, or rental references. Cosigners must meet financial qualifications and sign a guarantor agreement that makes them legally responsible under the lease. -
You have a property I want to rent. How do I apply?
Apply online or in person with a completed application, application fee, photo ID, and proof of income (pay stubs, tax returns, or bank statements). Our systems-driven screening process includes credit, background, and rental reference checks to ensure consistent, timely decisions. -
How do I pay rent?
We offer multiple payment options: online tenant portal (preferred), ACH/automatic bank transfer, or check/money order where accepted. Auto-pay and electronic receipts are available to streamline monthly payments and maintain transparent records. -
I want to get a pet. What do I do?
Check the lease and contact management before bringing a pet. Some properties allow pets with an additional refundable pet deposit or monthly pet rent, and may enforce breed, size, or quantity restrictions. Service and emotional support animals are handled per applicable law. -
I want to move out, but my roommate wants to stay. What do I do?
All leaseholders remain jointly responsible for the lease unless formally released. The roommate who wishes to stay must qualify under our screening criteria or the group must find a replacement approved by management. Any change requires a written lease amendment or a new lease to update liabilities. -
My lease expiration is coming and I want to move out. What do I do?
Review your lease for the required notice period and provide written notice of intent to vacate by the deadline. Follow the move-out checklist, return keys, and provide a forwarding address to facilitate the final inspection and timely refund of any eligible deposit. -
Who is responsible for paying for repairs & maintenance requests?
We handle routine maintenance and repairs to protect asset value and preserve habitability. Tenants are responsible for damage caused by negligence or misuse. Submit maintenance requests promptly through the tenant portal or emergency contact procedure; all work and charges are tracked in our financial records for transparency.
