Most buyers will order a licensed inspection as defined in the Purchase Agreement. Specialized inspections (roof, HVAC, pest, etc.) may be requested. If the buyer uses financing, the lender will order an appraisal to confirm the property’s value relative to the loan amount. Contingencies—such as inspections and financing—must be satisfied for the contract to become binding. Buyers will secure financing, review title reports and disclosures, and complete any agreed inspections (roof, termite, survey, well/septic, mold, lead, HVAC, etc.).
